FAQ
As carpenters by trade, our first love is with timber. Here are some of the reasons why:
Faster build times - timber is efficient to assemble and can be erected on site faster than a comparable brick and block construction, allowing other work to begin earlier in the process. This ultimately reduces the cost.
Flexible design and build - due to its light weight, timber-frame construction enables you to design and build almost anything you wish, and do more in terms of material choices and finishes. If you do decide to renovate later down the track, timber-frame construction is also easier to re-model and renovate.
Sustainable and renewable material - Traditional building materials such as brick and concrete are having a huge impact on greenhouse gas emissions. According to International Timber, timber can dramatically reduce the carbon footprint of a new build, and of all the main building materials, is the most environmentally friendly, as it has the lowest energy consumption and the lowest carbon dioxide emissions. Our timber is covered by either one or both certification systems, Australia's Responsible Wood or the Forest Stewardship Council, meaning that the wood we use has been produced in an environmentally responsible and sustainable manner.
In Western Australia, especially in and around Perth and the South-West, there is a common misconception that double-brick home construction is the best and only way to go. However, lightweight timber framing has been a very popular choice for many Australian's, particularly over East. Decades of experience has proven that timber-framed construction is not only safe, reliable and cost-efficient but also very well understood by designers and builders. Until recently, there hasn't been many builders willing to challenge the status quo. At JAG Built Homes, our basic philosophy is to create beautiful custom designed timber-frame homes, extensions and renovations that our clients are proud to call home, and that challenge the 'cookie cutter' approach that has been applied to most of Perth's residential market.
Did you know that many Australian timber-framed houses are well over 100 years old? This shows the longevity of wood.
Although termites are a threat to all timber and wooden structures worldwide, thanks to modern technology, termite treated timber such as H2F has ensured that it doesn't become compromised.
While timber is already fairly sound resistant, it can be further improved by using insulation, excellent soundproofing material, and the the right kind of windows and doors.
Timber frame homes are generally erected faster than homes built with bricks and mortar. Another benefit of a timber frame building is that once it is up, the interior finishes can usually be started immediately, unlike a brick building where drying out and finishing is important. Building with timber has the potential to reduce your build time by several months, which is an important factor for those keen to get in their new home as quickly as possible.

The cost of building a new home is dependent on a number of factors, including the slope of the block, size of the house and the quality of the fixtures and fittings.
